UK’s Largest Hotel Markets

When we analyse some of the UK’s largest hotel markets (defined as markets with 7,000 bedrooms or above), domestic leisure driven destinations such as Blackpool remain at the top of the list.

Newcastle,​ which has historically drawn a large proportion of domestic visitors (80%), tops the rankings. In fact, during the second half of 2021, the city’s RevPAR performance surpassed pre-Covid levels, demonstrating Newcastle’s position as a popular city-break destination for British travellers. The city’s recovery could have also been supported by increasing demand from people travelling for hen and stag parties (one of Newcastle’s demand segments), which would have been postponed from the previous year due to Covid-19 restrictions.

Bristol’sADR in 2021 surpassed 2019 levels due to its strong offering of Covid-friendly leisure attractions such the Clifton Suspension Bridge and Bristol's famous street art, which brought people to visit in 2021. The city also benefits from close proximity to other popular, albeit more expensive destinations, such as Bath and the Cotswolds.

LeedsandLiverpool​ also proved to be popular destinations for visitors in 2021. Whilst the recovery in Leeds correlated with major events such as the Leeds Festival in August (c. 90,000 attendees) and the Leeds International Film Festival in November (England’s largest regional film festival with c. 45,000 attendees), Liverpool benefitted from the Staycation market due to its extensive provision of leisure attractions.

Glasgow​ has performed well in terms of ADR performance. This is predominantly due to the 2021 United Nations Climate Change Conference (COP 26), which was held at the SEC Centre between 31st October and 13th November. ​ High demand for hotels across the city during this period enabled significant premiums on the ADR, with November figures more than doubling when compared to pre-Covid levels.
